Mortgage Rates Remain at 3.87%

The average rate on 30-year fixed mortgages remained steady at a record low for a third consecutive week, offering more incentive to those looking to purchase a home or refinance.

According to mortgage buyer Freddie Mac, the rate on 30-year home loans was unchanged at 3.87 percent.

That’s the lowest level since long-term mortgages started in the 1950s.

The average rate on 15-year fixed mortgages remained unchanged at 3.16 percent.

That’s an increase from a record-low 3.14 percent reached two weeks ago.

In order to calculate the average rates, Freddie Mac surveys lenders across the nation Monday through Wednesday of each week.

The average rates don’t include extra points, also known as fees, which most borrowers are required to pay to get the lowest rates.

1 percent of the loan amount equals one point.

The average fee for 30-year loans remained unchanged at 0.8, while the average on 15-year fixed mortgages grew to 0.8 from 0.7.

Rate on 30-Year-Fixed Mortgage Remains at Record Low

According to Freddie Mac’s latest survey of conforming mortgage rates, the 30-year-fixed mortgage rate held the record low it reahced a week ago, while average interest rates on the 15-year-fixed mortgage and other loan products inched higher in response to positive job-market news for January.

The White House introduced a $3.8 trillion budget blueprint, which is likely to serve to frame the president’s re-election campaign.

House Republican leaders state that they are willing to extend a payroll-tax holiday for the rest of the year, without funding it.

For the week ending February 9, the 30-year fixed-rate mortgage averaged 3.87%, the same record-low it hit a week ago, according to the latest Freddie Mac survey.

That rate averaged 5.05% a year ago.

15-year fixed-rate mortgages averaged 3.16%, which is up from 3.14% last week and 4.29% a year ago.

Frank Nothaft, vice president and chief economist at Freddie Mac, stated “A strong January employment report added upward pressure to mortgage rates this week. The economy gained 243,000 jobs last month, the largest monthly gain since April 2011, and the unemployment rate fell to 8.3%, which was the lowest since February 2009.”

The 5-year Treasury-indexed hybrid adjustable-rate mortgage averaged 2.83% this week, which is up from 2.8% last week but still lower than 3.92% a year ago.

The 1-year Treasury-indexed ARM averaged 2.78%, which is up from 2.76% last week.

A year ago, the mortgage averaged 3.35%.

In order to get those rates, the 30-year fixed-rate mortgage required payment of an average 0.8 points, the 15-year fixed and the 5-year ARM required 0.7 points paid on average, and the 1-year ARM required an average 0.6 point.

1% of the mortgage amount is a point, charged as prepaid interest.

30-Year Mortgage Rate Drops to Record 3.87 Pct.

This week, the average rate on the 30-year fixed mortgage dropped to a record low, which is the ninth time that has happened in the last year.

According to mortgage buyer Freddie Mac, the rate on the 30-year loan slipped to 3.87 percent this week.

That rate is below the previous record of 3.88 reached two weeks ago.

The average on the 15-year fixed mortgage decreased to 3.14 percent, which is a record low as well.

Mortgage rates have a tendancy to track the yield on the 10-year Treasury note, which dropped under 1.9 percent this week.

Rates have been low for over a year, and the average rate on the 30-year loan has remained near 4 percent for over three months.

Economy Grew 2.8% in 4th Quarter, Best in 2011

The U.S. economy increased at a 2.8 percent annual rate in the final three months of last year, which is the fastest growth in 2011.

Americans spent more on vehicles, and companies restocked their shelves at the strongest pace in nearly two years.

In the final three months of last year, consumer spending jumped at a 2 percent annual rate.

Much of the growth was powered by 14.8 percent in sales of autos and other long-lasting manufactured goods.

Incomes rose at a modest 0.8 percent annual rate.

Business restocking was the most significant contributor to growth in the October-December period.

It added an estimated 2 percentage points to the gross domestic product.
