Recovery Increases Houston Real Estate Market

Houston, Tx housing prices are scheduled to increase this year amid a strong local job market, economist Ted C. Jones stated.

Apartment rents are scheduled to grow as much as 10 percent this year, which may encourage more people to become homeowners.

The median price of a house is scheduled to rise about three percent, Jones added.

The increases should continue into 2013.

New jobs are scheduled to continue to come from the energy, health care, manufacturing and transportation sectors, Jones stated.

Also, construction is scheduled to receive a boost over the next couple years as big real estate developments put on hold during the recession will resume.

“We’re going to see projects we put fences around come to life,” he added.

Area employers are scheduled to add 70,400 jobs this year and 72,400 in 2013, according to Jones’ projections.

The strengthening employment market will propel commercial real estate as well.

Rents are scheduled to jump for industrial and office properties as occupancy rates tighten, he said.

Real Estate Market Increasing

New jobs and easier credit helped increase growth in Houston, Tx’s housing market during the first quarter.

Houston-area homes sales grew nine percent over the same period last year to 12,936, according to the Texas Quarterly Housing Report.

The median price reached $150,900, which is an increase of four percent.

Jim Gaines, an economist with the Real Estate Center at Texas A&M University, stated, “We’re starting to see a shift in Texans’ attitudes toward real estate. Essentially, buyers and sellers have higher expectations for the market, so they’re beginning to take action and we’re starting to see the impacts.”

The inventory of homes for sale decreased during the quarter, dropping to 6 months compared to 7.6 months a year earlier, a possible indication of coming price increases.

Months inventory is the time it would take to sell all the homes on the market based on the previous year of sales activity.

The Real Estate Center cites 6.5 months of inventory as a balanced market.

Inventory has been slipping for an estimated six months due in part to homeowners waiting for prices to improve before putting their homes on the market, Gaines stated.

The slower processing of foreclosures and fewer distressed properties may reduce the number of listings as well.
